There is no way a 3 storey house will sell at auction for ?30k.
id pay about 50k for it, turn the ground floor into a workshop as theres already a garage with inspection pit
then upstairs into an open plan living area, and the top floor as 1 big bedroom
only problem is if someone bought to invest theyd be playing with mor emoney than me !!

I don't know the area, but given the size of the place, i'd guess ?50k is too low, gamble big, throw 100k at it lol you only lose money if you decide to sell it - keep it forever and its a sound investment :D

Buy a little t.v for pogo, put a sink in the garage... crap on the free papers and wrap it up. Pop down to your local swimming pool for a bath once a week.
At least you'll get plenty of work done on the car.

What is the area like? I've just done a quick google and the average house price on Fletcher street is about 91k

You could end up getting a bargain if noone else is interested, but it looks like property shifts quite alot there, so you may be up against a fair few others.

I'm having a hard enough time getting the contracts sorted on my house as it is though, I think 2 lots of solicitors/purchases would drive me insane!!!!!
They keep promising "next week", then it get's to "next week" and they say there are other delays!!! arrrrrgggghhhhhh!!!!

my mate and his missus have just bought and the soliciter told him at 1 point if he ever rang again theyd pull out !! so his girlfriend had to sort everythink
im going to have a look at this place sat so ill have to see what the crack is, although i found out theres no planning permission for anything so im a little dubious

Doesn't mean you wouldn't get planning permission, I'm not from heanor (lmao) but if you need any help regarding Possible Planning, then give me a shout. Might be an idea to find out what "usage" the existing permission carries.
Could do the 'old trick' of living in there on the sly (camp bed, facilities to make food i.e. camp stove) for the necessary amount of time, taking pictures as you go of proof then, as far as I understand, residential rights can be claimed unchallenged. Not sure how long you have to live in there for, also you need to make sure you aren't detected as that 'resets' the time lol

Oh come on folks, somebody will buy it for ?100k & fill it with flats & turn the garage into secure parking. I'm building some flats in hinckley at the moment & they are fitting 4 into a plot the same size as that place.

If you do buy it, get a lot of jeyes fluid & a sprayer.
Unfortunatly, you can't go buy places willy nilly and instantly plonk flats on them !

Land Registration Act 2002
The Land Registration Act 2002 (which follows recommendations in Law Commission Report 254 Land Registration for the Twenty-First Century) provides a new scheme for adverse possession of registered land. Adverse possession of itself, for however long, will not bar the owner's title to a registered estate in land (s96).
Right to apply - 10 years adverse possession
However a squatter will be entitled to apply to the Land Registry to be registered as proprietor after ten years' adverse possession (s97 and Sched 6). The Land Registration Rules 2003 set out the procedure to be followed. Applications will have to be in Form ADV1 and accompanied, among other things, by a statutory declaration. The registered proprietor, any registered chargee, and certain other persons interested in the land will be notified of the application.
Objections to the application
If the application is not opposed by any of those notified, the squatter will be registered as proprietor of the land. Otherwise, adverse possession for ten years will not by itself give a right to registration. If any of the people notified opposes the application it will be rejected, unless the adverse possessor can bring him or herself within one or more of three conditions contained in Schedule 6 para 5;
(a) it would be unconscionable because of an equity of estoppel for the registered proprietor to seek to dispossess the applicant; or
(b) the applicant is for some reason entitled to be registered as a proprietor; or
(c) in some circumstances, the land is adjacent to land belonging to the applicant).
To come within this third category, for at least 10 years of the period of adverse possession ending on the date of the application, the applicant (or any predecessor in title) [must] reasonably [have] believed the land to which the application relates belonged to him (para 5(4)(c)). This third ground was brought into force one year after all the other provisions, i.e. on 13 October 2004.
Second application by squatter
If the squatter's application for registration is refused but the squatter remains in adverse possession for a further two years, he or she will be entitled to apply once again to be registered and will this time be registered as proprietor whether or not the registered proprietor objects. The purpose of the two-year period is to enable the paper owner to evict the squatter.
Effect on proceedings
Where the registered proprietor brings proceedings to recover possession from a squatter in that intervening period, the Act allows the squatter to establish certain limited defences that are consistent with the three conditions in Schedule 6. Ten years adverse possession by itself is not a defence. If a landowner obtains judgment for possession against someone who has been in adverse possession for ten years, that judgment ceases to be enforceable two years after the date of the judgment (s98). If, in proceedings, a court determines that a squatter has a defence under s98 or that a judgment for possession ceases to be enforceable under s98(4), the court must direct the Land Registrar to register that person as proprietor of the estate.

I'm not on about squatting, that's for claiming stuff that was never even yours! This is a 'change of use' application or something, if you use it for something you don't have permission for without challenge i.e. start 'residing' in it you get the change of use rights granted!
