Anyone have an ideas on planning permission for excessively large timber out buildings?
We looking at getting a 200+ sq ft timber double garage as oppose to trying to find a house with super size garage, seems timber outbuilding is the way forward for cost & time saving. Just unsure of planning constraints really.

Not exactly :/ I reckon I could build it up in a week whilst shes working away tho. Then cross that bridge when she comes home & its just appeared basically lol

Read the deeds to the house too if available as in ours it states about asking council permission to erect a shed, I just put one up without asking though.

Well normally Id just fcuk it & get it done. But I think somehow the neighbours might object about to a 36ft x 12ft double garage appearing over night lol
Planning portal has all you need. Same planning permission as a brick garage but pay special attention to how near you can put near a boundary as its 'mostly combustable'
So minimum 1 meter from a boundary. And limited to 322sq ft maximum then :( damn that's small!

Should fall under building control more than planning but worth speaking to the council as it's costly if u get it wrong and they make you remove it or change it

If you have looked at the guidelines and have a proposal in mind I would have a chat with the planning department, they are normally helpful and may offer advice on how best to proceed and may offer suggestions to aid you in getting what your after.
Cost me £2k for my application, mind it was 400 sqm:tard:
Anyway what are you going to call and see my shed as your up round here so often!!!:d
Yea will have to make some calls. Would like a nice round number of 500sq/ft (46sq/m)
Ill be op north next weekend actually, from Friday day till around Sunday evening lol will see what Nic has planned already tho but slim chance we might be able to pop in! And then back again on the 16th for some more chinigans at Coniston Hall lol

cant you live with the smaller garage and just keep your workbench and racking in a small shed to save space and have your compressor in a small hutch style thing out side the garage?

Potentially yes, but the other problem is you can only have XYZ of total area of the plot taken up by outbuildings (something like no more then 40%, cant remember exactly).
It wont be just a compressor lol also be a lathe, vertical mill, free standing pillar drill & if I can squeeze one in a sheet metal folder & tube profiler/bender.
EDIT: Aswell as a couple of cars & the composites lab too!

fecking hell sounds like a lot of money to keep in a wooden shed!
Be alarmed obviously. Timber garages are a lot more sturdier then your average shed, 13mm shiplap, 2" x 3" joists etc.

I suppose as long as its covered by your house insurance aswell it will all be good

The way I see it is as a stand alone structure in a fully enclosed rear garden with frontal acess only, a cedar wood or shiplap outbuilding would look loads better then a rendered or gravel board finish brick building that will probably NEVER match the house/s its next too. And also around 50% cheaper with next to no agro at all aswell.
